NON-PROFIT MANAGEMENT & ADVISORY SERVICES
Urban Land Institute Minnesota/Regional Council of Mayors
10 Year Key Impact: Doubled membership, secured $4 million in grants, and engaged 450 members.
Created program catalyzing the knowledge of over 350 private sector leaders resulting in 1,700 volunteer member hours through 90 public policy workshops focused on housing, development, and land use to inform community and economic development actions. Strategically expanded offering to Greater Minnesota cities.
Managed 12 Technical Assistance Panels engaging 110 private sector members who volunteered over 1,300 hours resulting in recommended implementation steps for the public sector on master planning and development of property.
Developed and implemented successful annual fundraising plans and secured over $4 million in local and national grants in 10 years to support the organization’s advisory services offerings.
Influenced the creation of 5 local product councils and managed over 20 annual committee and product council sessions; activating 300 members annually to further ULI MN’s mission.
Created, monitored, and updated a regional housing toolbox of best practices and policies. Led in the creation of a MSP mixed income housing feasibility calculator tool.
Directed LRT corridor development scenarios. Collected market research, evaluated land use plans, organized bus tour/workshops with public sector planners and policy makers, resulting in actions to increase development opportunities, and shift critical infrastructure improvements.
Provided financial leadership in budgeting and forecasting including performance criteria, goals, and organizational standards.
STRATEGIC PLANNING
Expert Guidance through Collaboration
Key Impact: Increased local policy adoption through consensus building and created future forward organizational business plans.
Achieved consensus among competing interests on contentious tenant protections policy for the City of St. Louis Park. The 6-month process resulted in 10 other cities in the Minneapolis/St Paul region adopting similar policies.
Drove the strategic planning process for several mission-based organizations in consultation with diverse Board of Directors. Provided guidance and direction in navigating future growth aligned with a strong vision and mission.
PUBLIC AND PRIVATE SECTOR REAL ESTATE SERVICES
Key Impact: Shifted perspectives on the economic imperative of supporting housing affordability.
Led the approval of housing policy plans for several cities; included working with planning and housing commissions and city councils, preparing market and demographic research and evaluating housing needs and procedures. Conducted surveys and led community engagement processes to strategically ensure adopted plans and policies achieve community goals.
Managed renovation and sale of properties, negotiated transfer of ownership and relocation of tenants, monitored sales transactions from negotiation to closing, provided public agency contract review, guided phased disposition plans.
Prepared tax increment analysis, public finance negotiations and guidance on funding for Brownfield redevelopment projects. Prepared financing pro formas, sources and uses statements, and public finance agreements for tax increment financing applications and development agreements.
Guided developers through public approval processes including the development of strategies for negotiations with co-developers and public entities resulting in project approvals.
